Rental Property Investor Financing
Arc Home’s Rental Property Investor Financing uses the cash flow generated from the property to qualify for a mortgage. This program is ideal for experienced real estate investors requiring no tax returns or employment documentation.

1. How do I qualify for rental property financing?
Through Arc Home’s DSCR loan program, eligible borrowers can use rental income to qualify for the loan. Tax returns and employment income are not required. The estimated or current monthly rent must be at least 75% of the appraised value.

2. How do I provide proof of estimated or current rental income?
Executed lease agreements or rent schedules will be required. Rent loss coverage may be required. Additional documentation may be required for short-term rental properties (Airbnb/VRBO).

3. Who can qualify for a DSCR mortgage?
Our DSCR loan program is an ideal option for investors looking to purchase or refinance a home using the rental income as a means of qualifying for the mortgage. Unlike a traditional mortgage, DSCR mortgages do not require proof of tax returns, bank statements or paycheck stubs.
